A recent zoning decision by the Town of Hempstead Board of Zoning Appeals is a win-win for Long Islanders, with its promise of more jobs and better nursing home care.
Wayne G. Edwards, Esq., Chairman of the Land Use and Zoning Department at the Lake Success-based law firm of Abrams Fensterman, successfully represented Woodmere Rehabilitation & Health Care Center in obtaining the required variances from the Board of Zoning Appeals of the Town of Hempstead to construct a new nursing home for its client.
The new facility has an estimated cost of $66,000,000 and will be one of the largest construction projects in Nassau County in 2011 totaling 178,000 square feet when finished. It will generate hundreds of construction jobs and will provide its residents with the most up to date and modern skilled nursing and sub-acute rehabilitation center in the county. The facility will house 280 residents on Central Avenue between Irving Place and Franklin Place in Woodmere, New York. The facility is five floors and will replace the existing facility.
Edwards notes, “We are all aware that there is a real need for nursing facilities in our communities.” In fact, nearly 20% of Nassau County is over the age of 60, amounting to 262,000 people, according to the United States Census. He continues, “The existing Woodmere facility is significantly insufficient in terms of meeting federal and state mandates, and the buildings would require major reconstruction and expense in order to be able to meet those mandates. This proposal for a new facility will meet those requirements in addition to providing significantly better care with the use of state of the art technology and equipment; residential style surroundings that help create a true home-like feeling.”
